Shady Hollow Roofing
Shady Hollow is one of our regular service areas in Southwest Austin. The homes here are a mix of 1980s and 1990s builds along Brodie Lane and newer construction toward Manchaca, and most are now at the age where chimney flashing, shingle wear, and storm damage start showing up. The projects below are recent jobs we have completed for Shady Hollow homeowners, including a chimney flashing rebuild with decking repair and a full roof replacement in GAF charcoal black.
Chimney Repair in Shady Hollow
The flashing at the base of this chimney had rusted through. The metal that is supposed to seal the joint between the stone and the roof had corroded to the point where it was not a barrier anymore, and the shingles around it had been sitting on top of a failed detail for years.
Flashing is the most common leak point on any roof with a chimney. The chimney and the roof are two separate structures that move independently, and the flashing is the only thing bridging them. Older galvanized flashing in Central Texas usually gives out well before the shingles do, which is exactly what happened here.
When we pulled the shingles and the old metal back, the decking at the base of the chimney had been getting wet long enough that it needed replacing. New sheathing went in and the layout was chalked before anything went back over it. This is the part homeowners never see and the part that decides whether the repair holds. Water that gets past chimney flashing does not stay at the chimney. It soaks into the deck and spreads out from there.
The new flashing went in as a layered system, not one piece of bent metal caulked against the stone. Step flashing runs up the sides and gets woven in with each course of shingles, and counterflashing sits over the top of it against the chimney. Built this way, water gets directed back out onto the shingles instead of depending on sealant to hold it. Sealant is a maintenance item with a shelf life. Flashing done right is not.
If you have staining on a ceiling near a fireplace, or a damp spot on a wall on the chimney side of the house, this is usually what is behind it. Chimney flashing repair starts with getting on the roof and looking at the actual joint.

Roof Replacement in Shady Hollow
This Shady Hollow home came off in a full tear-off and went back on with GAF architectural shingles in charcoal black.
The aerial photo taken partway through shows how the job was run. The roof was worked one section at a time, with tear-off and dry-in kept close together so no part of the deck sat open longer than it had to. On a hip roof like this one, with this many planes meeting at this many ridge lines, that matters more than it would on a simple gable. Every one of those ridges is a place the roof has to be cut and capped.
The photo of the crew working along the ridge is the hip and ridge cap going on. Cap shingles are the last thing installed and one of the first things to fail when a contractor cuts up field shingles to make their own instead of using the manufacturer’s cap product. It saves a few hundred dollars and it is visible from the street within a few years.
That detail is also what warranty coverage depends on. As a GAF Master Elite contractor, the components have to go on as a system: starter strip at the eaves and rakes, the field shingles, the matching ridge cap, and proper ventilation. Mix in off-brand parts and the coverage narrows.
Charcoal black is the color we install most often in southwest Austin. It sits well against the brick and stone on most Shady Hollow builds, and it is the safest choice if you want a roof that still looks right in ten years.
